Turn early ideas into something contractors can actually price.

This pre-project consultation prepares you for guilt-free estimates — organizing your goals, constraints, and overlooked factors into a clear, shareable project scope contractors can price confidently.

Contractor‑friendly by design
  • Bids are submitted directly to the homeowner
  • Not a bid comparison service
  • Not stamped, scaled, or permit-ready design docs.
  • Not engineering
Get started

Tell us the project type (kitchen, deck, bath, etc.) and where you’re at: exploring, ready for bids, or somewhere in between.

Typical outcome
A clean scope packet that contractors can bid quickly — plus a clear path for you to decide what “ready” looks like.

Why some projects stall before pricing

Many homeowners hesitate at this stage — not because they’re uninterested, but because they don’t want to waste a contractor’s time with something that isn’t ready to be priced yet.

  • Important decisions haven’t been made yet
  • Budget or feasibility is still unclear
  • The scope feels too vague to ask someone to price responsibly
  • There’s a desire to respect contractors’ time and effort

How it works

The meeting is the productive part. We handle the synthesis afterward.

1

On‑site consultation

We walk the space using a structured consultation — capturing the “before” state and working through goals, priorities, constraints, and questions that are easy to miss.

2

Scope synthesis

After the visit, we organize everything into a structured project scope — tracking open decisions, resolving notes, and translating ideas into something contractors can review and price effectively.

3

Delivery + sharing

You receive a clear, shareable project scope you can use to request pricing — whether that’s immediately or down the road — without needing to re-explain the project each time.

Timeline: Final packet is typically delivered within 3–5 business days after the consultation.

What you get

A clear, reusable project scope that removes guesswork — for you and for anyone you ask to price the work — making pricing more accurate, efficient, and less stressful.

Before-state documentation

Photos and notes capturing current conditions, constraints, and existing details that affect scope and pricing.

Structured project scope

A well-defined scope outlining included/excluded work, assumptions, and tracked open decisions — written so contractors can review and price without friction.

Shareable for pricing

Delivered in a format that’s easy to share with contractors, so pricing conversations can happen without starting from scratch each time.

Pricing

Flat fees based on project complexity. This is a standalone service.

Single‑space
$450
Bathroom • Bedroom/Office • Garage/Utility • Simple deck/patio
Multi‑space
$1200
Kitchen + deck • Kitchen + bath • Integrated scopes

Important: This isn't a free estimate nor design/engineering. It’s a paid clarifying step that produces a reusable project scope for clarity and pricing.

Most homeowners find this step saves time, reduces uncertainty, and leads to more accurate pricing conversations later.

Common questions

A few quick answers to set expectations.

Do I have to be ready to build right away?
No. This is often used when homeowners are still defining what “ready” looks like — sometimes months before even requesting bids.
Can you also bid the project?
Yes. If you want us to bid, we can — using the same scope packet as any other contractor. And just like all contractors, our bid would get submitted directly to the homeowner.
What if I’m unsure about many decisions?
That’s normal. We track TBDs and decision-dependencies explicitly so the packet stays useful and accurate.
